At Frontline Home Inspections, I provide thorough, affordable inspection services to help you make informed decisions with confidence. The prices below are starting prices. Final pricing depends on the property’s size, location, age, condition, and the scope of services requested.
First-time home buyers, veterans, and uniformed service personnel receive 10% off the combined total of eligible requested services. A 3% convenience fee applies when payment is made by credit card.
Home Inspections
Starting at $450
A standard home inspection evaluates the major systems and components of the home. Fencing, swing sets, and outbuildings—other than one detached garage—are not typically included. Additional fees may apply based on the size, complexity, location, and time required to inspect these structures.
Radon Testing
Starting at $195–$250
Pricing depends on the property’s location and other inspection details.
Synthetic Stucco (EIFS) Inspections
EIFS inspection pricing is quoted after reviewing the home’s total square footage, number of stories, amount of exterior EIFS coverage, location, and inspection scope.
Pool and Spa Inspections
Starting at $150 when conducted separately
A pool or spa inspection typically takes about one hour. The written report may be added to your home inspection report or provided as a separate report. Pricing depends on the pool or spa’s size, complexity, and inspection type. Discounts may be available when combined with another inspection service.
Home Maintenance Inspections
Starting at $350
Pricing depends on the home’s size, age, location, and complexity. Additional services such as sewer scope inspections, radon testing, or infrared thermal imaging may affect the final price.
Home Energy Audits
Home energy audits are available at three levels. These prices are independent of a full home inspection, although portions of an energy audit may be included with a full home inspection at no additional charge.
- Basic Walk-Through Audit (Level 1): $100–$250 — A basic review of the home and utility bills.
- Comprehensive Audit (Level 2): $200–$650 — Includes appliance evaluations, a more detailed inspection, and a written report with recommendations.
- Advanced Audit (Level 3): $650–$900 — Includes Level 1 and Level 2 services, plus an in-depth analysis of heating and cooling systems.
Larger or more complex homes may require a more extensive audit and may cost more.
Thermal Leak Scans
Starting at $350
Pricing depends on the home’s size and complexity. Thermal imaging is included with a full home inspection at no additional charge, and thermal images may be included in your report when they help explain an issue.
Four-Point Inspections
Starting at $125 when performed separately
A four-point inspection focuses on the roof, electrical system, plumbing, and HVAC systems. When combined with a full home inspection, it may be included at no additional charge. Final pricing depends on the structure’s size, age, location, and complexity.
New Construction Inspections
Starting at $450
New construction inspections are similar in scope to a full home inspection. Final pricing depends on the property’s size, location, construction stage, and inspection scope.
Pre-Warranty Expiration Inspections
Starting at $300
A pre-warranty expiration inspection helps identify items that may need attention before a builder’s warranty expires. Final pricing depends on the home’s size, age, location, condition, and services requested.
